  • We also take care of the minor maintenance of the property. We have our professional contractors to fix the minor issues meaning that you will be only called for significant problems.
  • We take accountability for paying utility bills. We also collect the deposit and registration of the tenants.

The process...

We, the company, will be your tenant and we will sign the contract from three to five years. We will redecorate and furnish the property to meet the customers need.

Then we rent out the rooms individually on Assured Shorthold Tenancies (AST’s).

We will be your single point of contact throughout the process.

You will receive your guaranteed monthly rent when the property is ready to let or shortly after the refurb is carried out.

Deposits

We provide one month rent plus one-month deposit upfront. We likewise take a deposit from our customers and secure it in a government-backed deposit protection scheme. These funds will be only used if the tenant causes any damage to the property.

Staging

We need a 1-month of leeway to do the works and staging if required. We will redecorate and furnish the property as per our client's requirements.  

Legislation

We will take care of the legislation side, ensuring that everything is updated. PAT testing certification, furniture/fire regulations and smoke/carbon monoxide detectors.  

Gas saftey

We will organise a gas safety inspection to ensure all the appliances are safe as a legal requirement. This test is permitted and must be renewed annually; otherwise, there will be severe penalties for not having a valid Certificate. We will keep a copy and send the original document to you. 

Insurance

We will have our public liability insurance emplaced before our qualified clients move into the property. However, you as a landlord would be responsible for the building insurance as the residential insurance will not be adequate. We advised our clients to obtain their contents insurance. 

Cleaning

We take on the bills, Wi-Fi and a fortnightly cleaner for the bathroom, living room and kitchen.  

Maintenance

We take on the minor maintenance, and you will be only contacted if there are more significant maintenance issues quoted. We will also be dealing with calls, emergencies, and tenant issues relating to potential damage or misbehaviour by the clients.  

Id verification

Before we take control of the property, we require 2 x proof of ID and proof of property ownership.

Inventory

We advise you to get the inventory done before we take on the property, or we can arrange that for you as well.

Inspection

We will be your single point of contact, and you are welcome to carry out a frequent property inspection.  

Complaints

Customer satisfaction is paramount for us. We deal with the complaints promptly and professionally.

If there is a time to remove the tenants with the court process, we will take care of the whole procedure, and you will be updated if requested without affecting your rental payment.

TERMINATION

Just in case you choose to end the contract, please let us a six-month notice because we may have just signed the tenant on a six-month AST. We will also ensure that we can return the property in excellent condition with vacant possession.
